After three years of renting in Chiang Mai I finally added the years together this spring. A one-bed near Nimman at 15,000 baht a month came to about the price of a small studio over two years, and none of it was mine.
Two rules worth knowing before you look at prices. Foreigners cannot own land in Thailand, only condominium units, and a building may sell at most 49% of its area to foreigners - that cap is per building, so in the popular ones it is long gone. And in older resale buildings the expensive common-area work is usually done, but ageing lifts and pumps come out of the owners' sinking fund, so ask what is in that fund first.
